ImageThe Comprehensive Housing Counseling Program provides a full range of services, advice and assistance to housing consumers by assisting them in improving their housing conditions, and advising them on their leasing/homeownership rights and responsibilities: Services includes but not limited to the following areas;  pre-occupancy, pre-purchase, first-time homebuyers counseling, pre-rental, rental delinquencies, mortgage default, post-occupancy, home improvements, rehabilitation, energy conservation, housing consumer education, and home equity conversion mortgage (HECM).

Rental and Mortgage Delinquencies: provides counseling to consumer that are having difficulty in making monthly housing payments, and are experiencing delinquency or default. Counseling provides general information, advice and assistance that allow the consumer to resolve the mortgage default or rental delinquency. The Counselor assists the mortgagors or renters with the following: assessment of problem causes, desire and ability to reinstate: money management; referral to other resources; arrangements of reinstatement, assistance in obtaining alternative housing, rights and responsibilities of tenants; rent relief; landlord/tenant laws; fund deposits, and eviction procedures.

Home Equity Conversion Mortgage (HECM): provides counseling to senior citizens age 62 and older financial services and that are available to the mortgagors; provide HECM mortgagors with a certificate after completion of the counseling session.
Mortgage Default: counseling apply to mortgage default: rights and responsibilities of homeowners; HUD mortgage relief provisions; loss mitigation; escrow funds; disposition of property; foreclosure; also provides counseling to homeowners who have conventional, VA and other types of mortgage loans.

Homebuyer Workshops advise on steps required to purchase a home include how to obtain a mortgage, qualify for a loan, improve their credit rating, and receive credit counseling programs. Learn how to access various city, county and state programs to cover most of the costs you will be faced with to purchase your first home. Potential homebuyers are provided with valuable instruction on all important pre-purchase decisions and how to qualify for a home loan in this informative, interactive workshop.  A certified homebuyer consultant conducts free classes every second Saturday of each month from 9:00 a.m. to 1:00 p.m.

Emergency Financial Assistance:  provides one month of emergency assistance with rent, mortgage and/or utility payments when a families/individuals are experiencing a financial hardship

Homebuyer Cluboffers help to potential homebuyers who are motivated to buy a home; have a stable source of income; intend to purchase within 12 months; need instruction in budgeting money; and need direction in improving credit history.
